1. Who owns the clubhouse and associated amenities? Village at Entrada Homeowner’s Association owns the clubhouse and all of the amenity tract; swimming pool, tennis courts, pickleball courts, bocce courts, clubhouse and all inside the clubhouse. These improvements were deeded to the association June 6, 2018 and recorded in Lee County Clerk via instrument #2018000137433. The developer has not and will not seek compensation for conveying these improvements. 2. When is the Management Office open? Mon - Fri from 9AM to 5PM. 3. Does the Association have a web site or Facebook page? The association does have a web site www.entradahoa.com The Association DOES NOT have a Facebook page. 4. How do I receive email blasts sent to the community? The Association Manager sends the email blasts. If you are not receiving emails, please contact the Property Manager. 5. What are Capital Contributions? Pursuant to Article VII, Section 1 and 2 of the Declaration of Covenants, Conditions, Restrictions and Easements and the capital contribution is collected from every new buyer of the developer and also on every resale. These monies shall be the Association’s property, shall be deemed ordinary income and need not to be separated, held or applied differently than assessments. Village at Entrada collects a $500 Capital Contribution. 6. If I want to make a change to the exterior of my home, what steps do I need to take? Any exterior modification, installation or replacement require Architectural Review Committee approval. There are ARC Guidelines that contain a lot of information in regards to making these changes/improvements and also the form used in the application. Guidelines are available on the website. Look for what you are wanting to do and follow the directions for the information needed for the approval. Article VIII Architectural Control of the Declaration gives the Board and the ARC 45 days to review and either approve or deny the request. If time goes beyond the 45 days, the request is then deemed to be approved. You will receive approval or denial to the homeowner within 45 days of receipt of all complete information. Please note the review process will not commence until all information is received. 7. What is the home rental policy for the community? Article XIII Lease and Occupancy Restrictions, Section 1. states the home can be leased a term minimum of 30 days and no more than 4 times per year. The owner must submit an application to the management company and pay $100 application fee per adult or married couple and also one month's rent deposit or $1000 whichever is higher. 8. What are the hours the community gates are closed? Currently the gates close at 6:00 pm and open at 6:00 am. 9. How do I allow a guest to enter the community? Using the callbox or MyQ Application. Reach out to the Property Manager for more information. 10. Is there a parking policy for the community? PARKING RESTRICTION IN THE DECLARATION Article IX USE RESTRICTIONS, Section 8. Parking, prohibits parking on the grass, street or portions of any sidewalk. You may park in the Home’s garage or driveway. Car covers are prohibited and all license plates must be current. No vehicle which cannot be operated on its own power shall remain in the community for more than 24 hours, except in the garage of the home. No repair or maintenance, except emergency repairs of vehicles, shall be made unless in the garage. No ATV’s are allowed on the property. No trailers, commercial vehicles, recreation vehicles, boats shall be permitted to park on the property except for the purpose to load and unload. Golf Carts are allowed on property. Golf Carts must be registered with the association and you receive a numbered sticker to put on the golf cart. Towing Procedure: Any vehicle parked illegally can be towed at the expense of the owner. Subject to applicable laws and ordinances, with respect to any vehicle parked in violation of these or other restrictions contained herein, the Association is authorized to order the towing of any vehicle (at said vehicle owner's expense) for a violation of this Section if a vehicle remains in violation of this Section for a period of twenty-four (24) hours from the time a notice of violation is placed on the vehicle or if such a vehicle was cited for such violation within the preceding fourteen (14) day period. Extra parking is available at the Clubhouse. 11. How do I rent the club room for a party? If you want to use the club room for a private party, please see submit the application with two checks. One is a no refundable rental fee for $50, and a $300 refundable security deposit. If the room is left clean and there is no damage, your deposit is fully refunded.
